We recently performed a land survey in Salem, MA. This was for an Elevation Certificate in Salem for a direct waterfront property on the harbor. The homeowner had recently been told that he was in a flood zone and would need flood insurance. After completing the property survey in Salem, we found that the lowest adjacent grade of the house was over seven feet above the base flood elevation, a fairly substantial amount which allowed the property to be removed from the Special Flood Hazard Area (SFHA). We completed the elevation certificate, submitted the ELOMA to FEMA, and a few days later received the Letter of Map Amendment removing the structure from the flood zone and, thus, saving the homeowner thousands of dollars in flood insurance. Not all waterfront properties are in flood zones.
