We recently performed a land survey in Salem, MA. This was for an Elevation Certificate in Salem for a waterfront property directly on the harbor. The homeowner had been told that he was in a flood zone. Unfortunately, he would have to purchase flood insurance as a result. Once we completed the property survey in Salem, we found that the lowest adjacent grade of the house was over seven feet above the base flood elevation. That’s a substantial amount.
The good news is that the property can now be removed from the Special Flood Hazard Area (SFHA). We completed the elevation certificate and submitted the ELOMA to FEMA. A few days later, we received the Letter of Map Amendment that removed the structure from the flood zone. This will save the homeowner thousands of dollars in flood insurance.
